Applying Home Loan Tips

Most people are focusing on finding their dream house without knowing how much they can afford. They don’t even know how much will be the monthly payment their salary can accommodate.

Applying a home loan in the Philippines is complicated but it is possible if you will know the easy way for your loan application.

Here are some tips when applying home loan:

  1. Pre qualified

First step is to know your financial capacity for home loan. During the process of prequalified, the bank will ask your assets, monthly income, liabilities and projected down payment. The mortgage officer will tell you if you are prequalify and discuss you options.  Being prequalify does not mean that you are pre-approved for home loan. This step is let know how much will be able to borrow.

  1. Pre approved

During pre approved process, the loan officer or mortgage officer will required you to submit proof of income, employment certification, recent bank statements, latest income tax returns,  and other related documents so that the bank may know if you have sufficient income to pay off for a home loan.

  1. Housing Loan options

Know the housing options that best suited to your needs and standard of living.  There are three (3) options that available here in the Philippines namely, Pag-ibig housing loan, In-House Financing (from house developer) and Bank Financing.

In-housing financing is a program offer by the developer who wants to buy through a series of payment. There is a minimal requirements but expect the bigger interest rate and bigger down payment than Pag-ibig and bank financing. As Pag-ibig member,  you can avail their home loan services. Many banks nowadays also offers home loan.

  1. Interest Rate

Know interest rates so that you will decide the most favorable.  Also consider other expenses aside from monthly amortization such as processing loan payment, taxes, title transfer fees and other related fees. You should educate yourself regarding housing loan and corresponding interest rate function.

Bank Home Loan Process

Many people nowadays get help from bank in order to purchase home for their family. Bank is one of the most financial institutions who will provide housing loan such as home purchase, home construction or home renovation.

Bank home loan takes 1 to 2 months of loan processing depending on the submitting of necessary documents of the borrower.

Here are the usual processes of bank home loan process:

1. Fill up application form

You will need to complete the filling out of loan application and submitting and subjecting to pre-approval process.

2. Get preapproved

The lender or bank will review your completed loan application. After reviewing your application, the borrower will received pre-approval letter which confirms the price of home that you can purchase.

3. Loan processing

You will require submitting necessary documents related to financial documents to process your loan. Also, the property will be appraised to know its fair market value.

4. Loan approval

The borrower will received the status of loan after reviewing application and financial information. If the application is deny, the bank will provide other options to obtain financing.

5. Pre-closing or loan settlement

In this phase, the home mortgage consultant will secure any required title, insurance and real estate document to protect against other parties

6. Closing date or settlement date

This is the final signing of mortgage documents and secures the payment to complete the purchase of house and lot

Technical Specification for Proposed Two-Storey House

I. SITE PREPARATION

The building site shall be leveled according to the plans and cleared of rubbish, roots and other perishable and objectionable matters to a suitable sub-grade. All such unsuitable materials shall be removed from the building site and spread uniformly over the areas adjacent the proposed building, or otherwise disposed off as may be directed by the Architect or the Engineer in charge of the construction

The contractor shall make the necessary temporary facilities such as the bodega and comfort room. This section also includes temporary connections of electrical and plumbing utilities

II. Excavation

All excavations shall be made to grade indicated in the drawings, where the building site is covered with any kind of fill, the excavation for footings should be made deeper until the stratum for safe bearing capacity of the soil reached.

Whenever water is encountered in the excavation process, it shall be removed by bailing or pumping, care being taken that the surrounding soil particles are not disturbed or removed.

III. Backfilling

After concrete for foundations reached the curing period to withstand pressure resulting from fills, the materials removed from excavations shall be used for backfills around them.
Backfills shall be placed in layers not exceeding 150mm in thickness, and each layer shall be thoroughly compacted wetting, tamping and rolling.

IV. Concrete Works

All concrete shall be mixed thoroughly until there is a uniform distribution of the cement and aggregates, and should be deposited as nearly as practicable in its final position, care being taken to avoid segregation of the aggregates.

Water to be used for mixing concrete shall be clean and free from injurious amount of oil, acids, alkalis, salts, and other organic materials.
All reinforced concrete columns, beams, and slabs shall be according to design as shown on plan.
Materials, Portland cement ASTM C 150, Type I, Sand ASTM C 897

V. Proportioning of Concrete

All concrete works shall be done in accordance with the standard specifications for plain and reinforced concrete as adopted by the Government. Cement to be used shall be HOLCIM Portland Cement or equivalent.

The following proportions of concrete mixtures shall be used for the various parts of the building:

Columns and Footings – Class A (1:2:4)
Wall Footings – Class A(1:2:4)
Reinf. Concrete Beams and Slabs – Class A(1:2:4)
Slab on Fill – Class B(1:2 1/2:5)

The fine aggregate for concrete shall consist of natural sand, or of inert materials with similar characteristics, having clean, hard and durable grains, free from organic matter or loam. The course aggregate for concrete shall consist of crushed rock of durable and strong qualities or clean and hard gravel. Size of the course aggregate shall vary from 20mm to 40mm (3/4” to 1-1/2”)

VI. Forms and Scaffoldings

All forms for concrete shall be properly braced or connected together so as to maintain the correct position and shapes of the concrete members. Forms shall be constructed sufficiently tight to prevent bulging and seepage of water.

Forms shall not be removed until the concrete has attained sufficient strength to support its own weight and any loads that may be placed on it.
Scaffoldings must be properly braced to prevent accidents. Scaffolding materials may be lumber or steel.

VII. Concrete Slab Floors on Fill

Concrete slabs on fill shall be poured on a gravel bed not less than 100mm thick. Each concrete slab course to be poured shall not be more than one meter wide, and each course shall be poured alternately to the indicated floor finish.

VIII. Steel Reinforcing Bars

All steel reinforcing bars to be used in the construction shall consist of round deformed bars with lugs, projection on their sides to provide a greater bond between the concrete and the steel. Sizes range is 10mm dia., 12mm dia., 16mm dia.

All steel reinforcing bars shall be accurately placed and secured against displacement by tying them together at each bar intersection with Gauge #16 galvanized iron wire.
The steel reinforcing bars indicated for footings, columns, slabs, beams, girders and other concrete members shall all conform to the number, size and spacing as indicated in the drawings or schedule of steel reinforcements.

IX. Masonry

Concrete hollow blocks to be used in this project shall be 5 inches thick. All exterior concrete hollow blocks to be used for the first floor walls shall be at least 150mm thick, while concrete hollow blocks for interior walls unless otherwise indicated, shall be 100mm thick. For interior CHB walls where plumbing pipes and fittings shall be located, the thickness shall be at least 150mm thick.

Concrete hollow blocks to be used for walls above the first floor, shall be 150mm thick.
The concrete hollow block walls shall be laid, and the cells filled with cement mortar consisting of 1 part Portland cement and 3 parts sand by volume. They shall be reinforced with round deformed bars, 10mm diameter, spaced not more than 1.20 meters on center, both ways.

X. Finishes

Interior walls shall be of Smooth Plain Cement Plaster finish unless otherwise specified in the plans.

Exterior walls shall be of Smooth Plain Cement Plaster finish.

This section includes Portland Cement Plaster materials

a. Base – Coat Cement: Portland cement, ASTM C 150, Type I

b. Job – Mixed Finish Coat: ASTM C 926, Portland Cement, ASTM C 150 Type I

c. Sand Aggregates for Base Coat: ASTM C 897

d. Water: Potable and clean

XI. Floor Finishes

All materials to be used as floor finishes for the rooms shall be plain cement finish and general areas of the building shall be plain cement finish.

XII. Tile Wall and Floor Finishes

The toilet and bathroom floors shall be finished with 0.20m x 0.20 CERAMIC TILES and approved equivalent
The walls of the toilets, bathrooms shall be 0.20m x 0.30m CERAMIC TILES and approved equivalent.

XIII. Carpentry and Lumber

Lumber shall be approved quality of the respective kind required for the various parts of the work, self seasoned, thoroughly dried and free from large, loose and unsound knots, sap, shakes or other imperfections impairing its strength, durability and appearance. Tanguile shall be used for door jambs, corbets, hangers, ceilings joist and other framings. Lumber standards must comply with Philippine Lumber Standard and with applicable grading rules of local inspection agencies.

XIV. Roofing

The roof shall be covered with 0.40 mm Color Roof Rib Type roofing. The roofing sheet shall be secured to the purlins. Gutter will be Pre-Painted Spanish Gutter. All accessories must conform to standard of ASTM. All overlaps and connections must be properly screwed and riveted.

XV. Doors and Windows

This section includes Solid Wood Doors and Hollow – Core Doors
Material: Kilm Dry “J. Melina” for solid door and ordinary tanguile for hollow – core wood doors and approved equivalent.

Install wood doors to comply with manufacturer’s written instructions, referenced quality standard, and as indicated on drawings.
PVC door shall be in quality standard “POLY DOOR” brand or approved equivalent; Extend and

This section also includes standard Aluminum Framed (analok) Windows with ¼’ thick bronze glass. Materials shall conform good quality and to be installed by the required fabricator and must comply with manufacturer’s specification and recommendations for installation of window units, hardware, operators and other components of the work.

XVI. Electrical Works

Basic Electrical Requirements

A. All electrical works shall be done in accordance with all applicable current edition of the Philippine Electrical Code and shall conform to requirements, agencies and Power Company with jurisdiction over this project. All work for this installation shall be done under the direct supervision of duly licensed Electrical Engineer or Master Electrician.

B. All electrical materials, devices, fixtures, fittings and hardware shall be of suitable and approve type for location purposes.

XVII. Plumbing Works

All plumbing works for this project shall be done in accordance with the approved plans and under the direct supervision and control of a licensed Sanitary Engineer or Master Plumber.
Piping shall be properly graded or pitched to ensure easy circulation, drainage and prevent water hammer and noise.

The plumbing installation shall conform with the provisions of the National Plumbing Code and the rules and regulations enforced in the locality.
Piping for drain, waste and vent shall be done using GI push – on system. For the in-house water supply installation, GI pipes and fittings shall be used.

The plumbing fixtures and accessories to be provided and installed shall be follows:

Water Closets – COOL or approved equivalent
Lavatories – COOL or approved equivalent
Kitchen Sink – Stainless
Shower Heads – COOL or approved equivalent
Soap Holder – COOL or approved equivalent
Toilet Paper Holder – COOL or approved equivalent
Floor Drain – COOL or approved equivalent
Where a sanitary sewer system of sewage disposal is not in operation in the locality, standard septic vault shall be constructed as shown in the drawings.

XIII. Metal

Steel Grills and Ornamental Railings

A. General: For smooth fabrications exposed to view in the completed work, provide materials with smooth, flat, surfaces without blemishes. Do not use materials with exposed pitting. Seam marks, roller marks or roughness.

B. This section includes ornamental railing fabricated from custom shapes.

C. Steel and Iron: Provide steel and iron in form indicated to comply with the following requirements

Tubing: Cold formed, ASTM A 500
Steel Plate, Shapes and Bar: ASTM 36

XIV Painting

A. This section includes surface preparation and field painting of the following:
Exposed exterior items and surface
Exposed interior and surfaces
Surface preparation, priming and finish coast specified in this section are in addition to shop priming, and surface treatment specified in other sections.

B. Material Compatibility: Provide block fillers, primers, undercoats, finish-coat materials and related materials that are compatible with one another and the substrates indicated under conditions of service and application, as demonstrated by manufacturer based on testing and field experienced.

C. Materials Quality: Provide manufacturer’s best quality paint material of the various coating types specified. Paint-material containers not displaying manufacturer’s product identification will not be acceptable.
Proprietary Names: Use of manufacturer’s proprietary product names to designate colors or materials is not intended to imply that products named are required to be used to the exclusion of equivalent products of other manufacturers.
Cementitious Filler: Not shrink formulations; white Portland cement with fine silicate aggregate, zinc-oxide pigment, and reinforcing chemical binder as approved.
Thinner: As recommended by each manufacturer for the respective product.
Equipment: Provide scaffolding, staging, drop cloths, covers, brushes, rollers and spraying and other equipment of the type, grade and size required for the proper execution of work.

D. Color: Colors of items or surfaces to be painted are indicated on the drawings and schedules. Provide custom color of the finished paint system to match the Architect’s sample.

E. Mixing: All materials shall be factory or supplier mixed to proper application consistency. Perform job mixing and tinting only as approved by the Architect.

F. Application:
General: Apply finish systems in accordance with the manufacturer’s written instructions. Use applicators and techniques best suited for substance and type of material being applied. Apply to the dry film mil thickness for each coat as recommended by the manufacturer. Finish coats shall cover substrate and produce a uniform finish surface, free form from sags, lap mark and other defects.

Location should also be flood free and safe from unpleasant people. Also, check neighborhood and amenities if it is a subdivision.

4. Finalize your design and floor plan

Decide the type of house as well as the design for your dream house. Determine the size of your dream house by finalizing the floor area of the house such as the size of your master bedroom, kitchen, dining and living room. Get help from architect or draftsman for your house plan and perspective.

5. Choose the right contractor

Choosing the right contractor is very important because they will build your dream house. You should talk to his previous client and visit previous project if they are constructing quality houses. Also, check the contractor if financially stable and can afford to finance a project. Talk to your contractor who will secure for building permit, electrical permit and other documents related to house construction.

6. Supervising your house

Always visit the site and monitor the work of your contractor to check if your contractor is follow the timetable for the project and house plan for your dream house. Check also the materials used in the construction according to the contractual agreement.

7. Move to your dream house.

Enjoy your home and live to the fullest.

Proposed Labor Cost for House Construction

Some people prefer to get a contractor for labor only in order to lower the cost of their dream house. The owner will need mason, helper, carpenter, welder, foreman, painter, plumber and electrician in order to build the house.

It is also important that there is someone who will supervises the work of the people during construction in order to monitor the progress of their work. This someone can be an Engineer or Architect to know the right way of constructing the house as well monitor the materials to be used in the house if is quality or not.

Types of Housing Loan

Housing loan is a financial help provided by a bank or financial institution in order to buy a house or modify the house. Banks offers housing loan even for small needs about house.
Nowadays, many people are getting help from bank in order to have their dream house most especially who are renting in an apartment. Of course, to be able to be qualified for a house loan, one should have stable job to sustain the monthly amortization.

Here are different types of Housing Loan:

• House Purchase Loan

This type of housing loan is applicable for those who are planning to purchase or buy a house or condo. Most banks offer seventy (70) to eighty percent (80%) of the appraised value of the house or condo.

• House Construction Loan

A bank will give financial assistance for those who already have their own lot and planning to construct their dream house. Construct costs includes permit processing, architect’s fees, manpower expenses and material cost.

• House Improvement Loan

If you are planning to renovate your ancestral house or planning to repair your home, this type of loan is applicable to you.

• House Extension Loan

Construction Contract Sample

PROJECT TITLE: Proposed Two (2) Storey with Four (4) Bedroom Residence

GENERAL CONDITIONS OF THE CONTRACT

This agreement is made and enters into this August 11, 2011 by and between JC Mer Navarro , JC Home Builders owner, and Mrs Lourdes dela Cruz and owner of Lot at San Ruiz Subd. Olonggapo City.

This Agreement is subject to the following terms and conditions:

1. Project

The Project is a Two Storey Residential Structure to be finished at Sergio Santos Subd. Wakas, Pilar, Bataan with a construction cost of TWO MILLION SIX HUNDRED THOUSAND PESOS (Php 2, 600,000.00) to be paid by the OWNER.

2. Scope of Work

The BUILDER shall exclusively undertake, pursue and manage the completion of the project and shall likewise provide all the necessary materials, labor, tools and equipment necessary for the construction of the said project, and shall perform all such works in accordance with the approved plans and specifications, inclusive of, but not necessarily limited to the items set before this, see Succeeding pages.

The BUILDER shall not carry out extra or varied works without the permission and approval of the OWNER and/or his authorized representative. In the same manner any additional construction, revision i.e., not covered by the construction plans and scope of work specified, shall be subject to separate billings by the BUILDER.

All additional constructions and amendments to or changes in the plans and specifications from the date hereof and the corresponding costs thereof shall be subjected of a written agreement between the parties; and the amendments or changes shall have the effect of reducing or increasing the contract price hereinbefore stipulated, the same shall be correspondingly adjusted.

3. Contract Period / Time of Completion

The work to be performed under this agreement shall commence from and after the receipt by the BUILDER of all approved construction permits and licenses required for the project, and down payment by the OWNER.

The work shall be completed by the ARCHITECT within ONE HUNDRED EIGHTY (180) working days. Provided, however, that any delay of reason of force majeure of fortuitous event, or by reason of additional constructions or amendments to or changes in the construction shall be excluded.

4. Contract Sum

The OWNER shall pay to the BUILDER for the performance of this agreement the sum of TWO MILLION TWO HUNDRED THOUSAND PESOS ONLY (Php 2, 200,000.00) construction cost.
Upon signing of this agreement, from and after the receipt, and or the advice of the BUILDER, the OWNER agrees to pay a down payment of twenty percent (20%) of the total contract price which is Five Hundred Twenty Thousand Pesos (Php 520,000.00).
The down payment will be used as mobility fund and to cover materials and labor expenses for the project. The remaining balance of 80% amounting to Two Million and Eighty Thousand Pesos (Php 2,080,000.00) will be loanable through Pag-ibig Housing Fund. The OWNER has an obligation to process his/her housing loan while the BUILDER will provide the documents needed for the processing of his/her loan

The remaining balance will be paid in progress billing stipulated as follows:

The BUILDER hereby guarantees that the project shall be constructed strictly in accordance with the scope of works and condition of this contract and shall make good any defect in materials and / or workmanship to the fault of the ARCHITECT/CONTRACTOR within Six Months after the full completion of the project.

6. Termination of Contract

Work under this contract may be discharge by performance if both parties are not able to comply with their respective obligations

 

Purchase and Construction Agreement Contract

GENERAL CONDITIONS OF THE CONTRACT

This agreement is made and enters into this July 25, 2015 by and between Roger L. Ricafort, LJI Home Consultant, and Mr and Mrs. Eugene T. Cruz, LJI Home Builder will be the contractor of the proposed project.

The parties hereto, for in considerations hereinafter, hereby covenant and agreed as follows:

  1. That the owner/client will purchase a parcel of lot, 135 sqm lot area from Richard D. Gutierrez of LJI Home Builder and one storey residence to be constructed by LJI Home Builder
  2. The contractor will be responsible for the construction and supervision of One Storey Bedroom Residence.
  3. That the general conditions of the contract, specifications, plan, as well as drawings with each pages signed by client and contractor relating thereto form the integral part of the contract.
  4. Scope of Work

The contractor, in consideration of the payment to be made by the Owner of the sum money that amount of One Million Two Hundred Thousand Pesos (Php 1,200,000.00) hereinafter named, agrees to furnish all labor, materials, equipment tools and other facilities and the satisfactory and faithful performance of all works necessary to commence and complete the following phases of works.

a. Materials and Finishes

1. Roofing materials – rib type 0.4 mm
2. Trusses – steel trusses
3. Exterior and Interior Walls
4. Flooring – granite flooring (single coating)
5. Cabinets – built-in cabinet
6. Ceiling – metal furring
7. Windows – clear sliding windows
8. Installation of Electrical and Power System
9. Installation of water and waste line system
10. Painting – Boysen and Davies

5. Changes

There are alterations, additions, or omissions of work or materials specified or shown in the drawings during the progress of construction.

a. All changes on the approved plans shall be approved by LJI Home Builder’s Architect and the owner.

b. If such changes are made the corresponding value or amount must be agreed upon in writing or mutual between the Owner and the Contractor

6. Schedule of Construction

The work to be performed by the contractor under this contract shall be commenced not later than april 2016 and shall be completed no later than September 2016 unless an extension of time has been authorized or approved by the owner in writing.

7. The Contract Sum

7.1 The owner agrees that for and in consideration of the faithful performance by the contractors in accordance with the provisions of this contract, he/she shall pay the contractor sum of one million two hundred thousand pesos (Php 1,200,000)

7.2 It is expressly agreed by both parties that no changes shall be made in the above mentioned contract amount as a result of any fluctuation on the cost of materials and/or labor.

 

8. Payments

8.1 Down-payment of two hundred thousand pesos (Php 200,000) shall be made by the owner on account of the contract on this contract and will be made monthly installment for the remaining balance. In case the owner terminates this agreement, the 50% of down payment will not be refundable.
The parties to this agreement hereby agree to full performance of the covenants contained herein.

IN WITNESS WHEREOF, the parties to this Agreement have on the day and year first above given, hereunto set their hands at the bottom of this page and on the left hand margin of all other pages of this Agreement.
