  • Budget
    Building a house require you to have upfront money because house financing is really complicated than buying existing house.  You need funds for non-budgeted expenses such as cost overruns, missed deadlines, and construction update or modification.
  • Lot or location for your home
    Is there a lot or area that available to use for the construction of your home?
  • Cost
    Always consider that cost if it is meet your total budget for your home construction. Are you planning to get financial support such as loan from bank or Pag-ibig loan?
  • Type of house
    Consider that type of house you really like that will suited to your budget and your lifestyle, bungalow or two-storey house. You can ask your architect if there is an existing house plan tha meet your requirements or customize a new one. Sketch the house you want as well as the floor plan so that architect may know your design.
  • Home builder or contractor
    Look for home builder or contractor for your home.  Review each qualification and evaluate their past project in order for you to decide and choose the right contractor.
  • House Construction Contract / Contractor’s Agreement
    Review and check contract before signing. It is very important to elaborate clearly what are written in the contract. Be sure to consult your family, friends or expert to better understanding the content most specially the payment terms.
  • Start the construction of your home
    Be sure that you are present at the start of the construction to check the layout of your house and if you are not available, take someone in-charge to do the job.

    Do not rely everything on your contractor. Once in a while you should check and visit your construction site most especially during critical time You can hire someone who understand civil works to check if the contractors follows what are written in the contractor’s agreement.
